BlockBeats news, October 26 - Bitcoin treasury company Empery Digital (NASDAQ: EMPD) plans to invest $65 million to acquire a 25% equity stake in a private entity that is purchasing an AI data center property in the U.S. Midwest. The facility currently has approximately 150 MW of power capacity and its own substation, with potential for future expansion to approximately 300 MW. According to previously disclosed information from the company, the project is planned to adopt a 15-year triple net lease (NNN) structure, with total potential lease payments of approximately $1 billion. Under the previous plan, Empery's 25% equity stake is expected to generate over $440 million in lease revenue during the lease term, with payments potentially beginning in early 2027. However, the related lease arrangements remain subject to the final execution of formal agreements. This investment reflects Empery's expansion from Bitcoin treasury operations into the AI infrastructure sector. The company previously stated that its funding obligation for the project is limited to $65 million, with the potential tenant bearing the costs of data center renovation, power consumption, and operations.
